Commercial Lots in a Growing City
Parking lot paving and striping in Lehi covers a lot of ground, from tech office campuses and retail centers to church lots and HOA private roads. Lehi's growth has brought large employers such as Ancestry, which moved its headquarters here in 2016, and Adobe, with about 900 employees in its Lehi building. Every one of those buildings comes with parking that needs maintenance, and every new subdivision adds HOA roads and amenity lots.
What makes a lot last
Commercial lots need more structure than driveways. Cost guides describe heavy-wear pavement as 4 inches of asphalt or more. Entrances, drive lanes and dumpster areas take the most weight from delivery and garbage trucks and usually fail first. Snowplows add their own wear, scraping the surface and pushing piles onto landscaped areas, where meltwater often runs back across the pavement and refreezes. Good lots drain to catch basins, have a thicker section where trucks run and get crack sealing before winter.
Overlay or reconstruct?
When the trouble is only skin-deep, a new surface course costs a fraction of a rebuild. If large areas have alligator cracking or soft spots, those areas need to be dug out and rebuilt first. Many jobs combine the two.
Striping and accessible parking
Any time a lot is paved, overlaid or sealcoated, it needs restriping. Federal guidance from the Justice Department says repainting the lines counts as an alteration. That pulls the lot under the 2010 ADA Standards, which call for one van-accessible stall in every six accessible ones. We lay out stalls, aisles, arrows and fire lanes and paint them once the surface is ready.
Working around business hours
We phase work so part of the lot stays open, and schedule around business hours, church services or HOA events. Weekend and early-morning work is often possible.
Snow storage and drainage
Where snow gets piled matters. Piles pushed onto the high side of a lot melt and run back across the pavement, refreezing at night. When we lay out or rebuild a lot, we talk with you about where plows will push snow and make sure the grade sends meltwater toward catch basins or landscaping instead of across drive lanes and walkways.
Access points and permits
New lots and new or changed access points in Lehi follow the city's access spacing rules. The design standards set minimum spacing between commercial access points of 150 feet on local and minor collector streets and 250 feet on major collectors. Work on a state route requires a UDOT encroachment permit. We point out what applies.

Parking Lot Paving & Striping Questions
Can you pave our lot without closing the business?
Usually. We phase the work so part of the lot stays open.
Do we need to add accessible stalls when we restripe?
Yes. The Department of Justice considers restriping an alteration, so the 2010 ADA Standards apply.
Do you maintain HOA roads?
Yes. We crack seal, patch, overlay, sealcoat and stripe HOA private roads and amenity lots.
How often should a lot be sealed?
Every few years for most lots, with crack sealing every fall before the first hard freeze.
