Paving in Herriman
Few Utah cities have added people as quickly as Herriman, and asphalt paving here mostly means young pavement. Herriman had 1,523 residents in 2000, 21,785 in 2010 and 55,144 in 2020, rising from 111th to 14th among Utah's incorporated places. It sits at about 5,000 feet in the southwest corner of Salt Lake County. Settled in 1851, it incorporated as a town in 1999 and became a city on April 19, 2001, after annexing about 4,000 acres from Bluffdale in 2007.
New driveways, new needs
Most Herriman driveways are young. What keeps them young is cheap: fill cracks ahead of the snow, and once the mix has cured, reseal every few summers. RV pads and side-yard parking are common additions in larger-lot neighborhoods.
Higher elevation
At 5,000 feet, Herriman is about 450 feet higher than Lehi. Winters are colder, snow lingers longer, and freeze-thaw cycles are more frequent. Drainage and sealed cracks are the keys to pavement that lasts.
Settlement after construction
In neighborhoods built in the last 20 years, backfill around foundations and utility trenches can settle. Driveways may sink near the garage or along a straight line. We cut out the low area, compact new base and patch.
HOA roads and amenity lots
Many Herriman communities have HOAs maintaining private roads, alleys and amenity lots. We set up maintenance programs with crack sealing, sealcoating, patching and restriping.
Fire country
The 2010 Camp Williams fire burned about 3,500 acres and destroyed three homes. Dry hillsides above the city are a reminder that summers here are long and sunny, which is exactly when unsealed asphalt oxidizes fastest.
Permits
Herriman City approves curb-cut changes, and an HOA may also need to weigh in.
What an estimate covers
We check the age of the pavement, look for settling and cracks and review drainage. For HOAs, we walk private roads and alleys and give a multi-year maintenance plan.
