Paving in Vineyard
Asphalt paving in Vineyard is work in one of the newest cities in Utah. Vineyard incorporated on May 11, 1989, but had only 139 residents in 2010. By 2020 it had 12,543, making it the fastest-growing city in Utah over that decade, and a 2022 estimate put it at 14,535. Most of that growth came from redevelopment of the former Geneva Steel site, which sat idle after the mill went out of business in 2002.
Brand-new pavement
Almost every Vineyard home and driveway is recent. That means fewer full replacements and more maintenance and additions: first-time sealcoating, crack sealing, RV pads where HOA rules allow them, and repairs where new construction backfill has settled.
HOA communities
Many Vineyard neighborhoods have HOAs maintaining private roads, alleys and amenity lots. A maintenance plan keeps costs predictable: annual crack sealing, sealcoating every few years and patching as needed. We phase work so residents keep access.
Lakeshore and fill
Vineyard sits beside Utah Lake on land that was heavily reworked for industry and then for redevelopment. Ground conditions can vary. When we find soft or wet subgrade, we dig it out and replace it with compacted road base, and we grade surfaces to drain.
University growth
Utah Valley University began buying hundreds of acres in Vineyard in 2011 for a secondary campus. More campus and commercial development means more parking lots to build and maintain.
Permits
Vineyard City, and often your HOA, have a say in any change at the curb, so we ask both before planning that part. HOA approval may also be required.
What an estimate covers
We check the age of the pavement, look for settled areas and cracks and review drainage. For HOAs, we can walk all private roads and alleys and give a multi-year maintenance plan with costs.
