Paving a Brand-New City

Asphalt paving in Saratoga Springs is mostly work on new homes and new neighborhoods. Saratoga Springs incorporated on December 31, 1997, and had 1,003 residents in 2000. By 2010 it had 17,781, an increase of more than 1,600 percent, and the 2020 census counted 37,696. The city's 2025 estimate is 61,397. It stretches along the northwest shore of Utah Lake, where hot springs near the source of the Jordan River supported Beck's Saratoga Springs resort starting in 1884.

New subdivisions, new needs

With so many recent homes, the common requests here are RV pads, side-yard parking, driveway widening and first-time sealcoating. Builders often leave side yards unfinished, and owners want a hard surface for a trailer or boat. We size the base and asphalt to the load and grade the pad away from the foundation.

Settlement in new construction

In new neighborhoods, utility trenches and backfill around foundations sometimes settle for a few years after construction. A driveway can sink along a straight trench line or near the garage. We cut out the low area, compact new base and patch it flush.

Lakeshore ground

Near Utah Lake, ground can be wetter and finer than up on the benches, and Lehi-area design standards warn that road base should not be saturated by groundwater or ponding water. We grade every driveway to shed water, dig out soft subgrade where we find it, and use a thicker base where the ground needs it.

HOA roads and amenity lots

Many Saratoga Springs neighborhoods have HOAs that maintain private roads, clubhouse lots and trail parking. We crack seal, sealcoat, patch, overlay and restripe, and phase work so residents keep access. HOA rules may also govern RV pads and side-yard surfaces, so check your CC&Rs first.

Fire and wind

The Knolls Fire on June 28, 2020 forced about 13,000 people from 3,100 homes to evacuate. It is a reminder that the hillsides above the city are dry for much of the year. Dry, sunny weather is also why sealing is so important here: UV light ages unsealed asphalt quickly.
